At the earlier stage, small cities were neglected and under-theorised in urban studies, and most understandings are usually derived from generalising bigger cities. However, rapid urbanisation in recent years has put pressure on large cities, creating numerous urban problems like scarcity of land for housing and renting. In recent years, planners have been paying more attention to the development of small towns to reduce the rate of urbanisation in large cities. A study on rental housing in small towns reveals the quality of life in general and the housing characteristics in particular. The major objective of the study is to find out the factors determining rental values in the small city of Serchhip. It is quantitative-based research relying on various statistical analyses.
